Seattle remodeling permits depend on the exact work, property and building type. A project described as a “kitchen update” could mean paint and cabinet hardware, or it could mean moved walls, new circuits, plumbing changes and mechanical ventilation. Those scopes do not follow the same permit path.

Begin with the scope, not the project name
Create a work list that identifies each proposed change:

Seattle states that an electrical permit is required when wiring is installed, altered, extended or connected to electrical equipment, subject to listed exceptions. Plumbing and gas

Mechanical

Research the property before design
Permit planning should include:
- Existing permit and plan records
- Legal use and number of dwelling units
- Zoning and lot constraints
- Environmentally critical areas
- Landmark or historic-district requirements
- Known unpermitted alterations
- Side-sewer and utility conditions where relevant
An existing condition is not automatically legal because it has been present for years. If the project touches questionable prior work, ask SDCI how it should be documented or corrected before final pricing.
Decide who will obtain each permit
Assign responsibility in writing. For every required permit, identify:
- The applicant and financially responsible party
- Who prepares drawings and calculations
- Who responds to review comments

Allow for review and corrections

When a reviewer requests corrections, update all affected sheets and documents consistently. Keep a record of submissions and approvals. A contractor’s estimate should state whether permit corrections and redesign are included.
